SIX NEW TENANTS MOVE INTO JACKSON HOUSE FOLLOWING ITS TRANSFORMATION
CEG has delivered a £6.5million makeover of Jackson House, swiftly securing six new tenants into the 130,000 sq ft office development in Sale, South Manchester.
Technology company, HSO, has taken 6,124 sq ft suite, Eden Planning has moved into a 915 sq ft studio, Sohan UK Corporation Ltd has taken 874 sq ft, IBM 678 sq ft and Contact Systems and Murray Plate Group have taken 452 sq ft. This leaves just one studio of 1,044 sq ft available.

CEG completed the £6.5m redesign in summer 2021, transforming the entrance with a 2,000 sq ft extension providing a striking contemporary glazed double-height reception, gym, café and terrace, with access to free WiFi and plug in points. Bookable meeting rooms and video meeting facilities, electric vehicle charging points, cycling facilities, showers, drying room and lockers and a garden now benefit the building’s 1000+ occupants.
Providing the largest single floor plates of any office in South Manchester at almost 30,000 sq ft, the refurbishment has also unveiled CEG’s Let Ready range of studio space for smaller and fast-growing businesses.
Offering fully-furnished workspace for teams of 8 to 18 people, complete with modern kitchens and dedicated meeting rooms, the studios enable a company to move in, plug in and start work immediately. Grow-working space at its best, the individual studios offer companies the opportunity to be part of a wider thriving business community on flexible easy in/easy out flexible leases.
The studios have proved so popular that CEG is now delivering a further four larger fitted-out suites offering space form 1,678 sq ft to 3878 sq ft. These will be ready from autumn 2022.

Health, wellbeing and sustainability were a key focus of the refurbishment. Energy efficient lighting, heating and ventilation solutions and new feature ‘pop out’ thermally efficient windows, have all significantly improved the energy rating of the building from an EPC D rating to EPC A. As well as reducing customer’s operating costs, this has delivered an appealing working environment for staff.
Tenants have control of the building management system and, through education, are further helping to reduce the building’s operational footprint – helping workspace be part of a company’s ESG.
Refurbishment, rather than rebuild, has successfully limited the embodied carbon emissions associated with demolition/transportation and delivered a more operationally efficient building with reduced energy demand. Power is sourced from a 100% renewable tariff, 100% of waste diverted from landfill and the EV charging, bike and shower facilities enhance sustainable commuting.
Post occupancy evaluation helps continual adjustment and improvement, in some cases installing new equipment and technologies, to further maximise efficiency and performance. We understand how an occupant is using the building and can optimise programming accordingly so that the building delivers to its energy efficiency potential by reconfiguring heating, cooling and lighting systems for example.
