£6.5 Million Makeover of M33 Manchester will bring Prime Space to Market

The £6.5million redevelopment of the prominent M33 offices in Sale is making great progress as the steel work completes. Formerly known as Jackson House, the 128,000 sq ft building is being extended and refurbished by CEG in order to meet changing market needs.

Offering the largest single floor plates of any office in South Manchester at almost 30,000 sq ft, the building is being transformed with a striking contemporary, glazed double-height entrance reception, café and terrace. The ‘pop out’ windows complete the new look and a new cycle hub and electric vehicle charging points are being installed alongside the refurbishment of interior business suites.

Designed with sustainability in mind, the refurbishment will deliver energy efficient lighting and heating solutions, enhanced by new thermally efficient windows. As well as reducing customer’s operating costs this will create an appealing working environment for staff.

Robert Morton, investment manager at CEG, explains: “This multimillion-pound refurbishment, extension and rebrand has been designed with our business customers in mind. Not only will it create a striking building at the heart of Sale, but we will be able to offer headquarter quality space alongside studios for small and growing companies as well those with changing business needs.
“The environment will be exceptional with a private garden for customers, alongside a new café and deli with atrium seating, meeting rooms, video meeting facilities and innovative break out spaces for working or informal meetings. With such a range of facilities, we expect a high level of interest from businesses seeking high quality space in South Manchester.”

The building is walking distance from Sale Metrolink station and shops and facilities on the high street and just minutes’ drive from the M60 and Manchester airport. It benefits from extensive on-site car parking, and a cycle space with showers and secure bike lockers.

Currently home to IBM, Sesame Banking Group, Ralli Solicitors, Reassured and AA Projects, Canning O’Neill and Savills have been appointed as letting agents to market the new-look space.

Conrad O’Neill, Director of Canning O’Neill, comments: “Upon completion of the refurbishment works, M33 will be the market-leading office building along the A56 corridor – one of South Manchester’s strategic arterial routes.
“With flexibility, well-being, on-site amenity and sustainability at its’ heart, the building is being redesigned to meet the changing needs of office occupiers in the post-Covid world. The building will be unique in its’ market – offering Grade A quality office space from small furnished suites on simple flexible agreements to large floors for corporate occupiers on conventional lease terms, and everything in between, with fantastic connectivity by car and public transport and town centre retail and leisure on the doorstep.”

Richard Lowe, Director at Savills, comments: “We are excited to be bringing M33 to the market during its evolution into perhaps the best example of a truly flexible space in South Manchester.
“The new facilities will allow occupiers to take traditional leases whilst also giving them the opportunity to rapidly scale up for specific projects by taking flexible space on the first floor. The reception will raise the bar in terms of first impressions and the café and business lounge facilities will bring a city centre quality product to the out of town office markets.”
