£10 million investment transforms Park Lane offices in Croydon
Property investment and development company CEG has unveiled a £10million makeover of 69 Park Lane.
The 10 storey office development lies within the heart of Croydon. The refurbishment has delivered striking new glazing, air conditioning, a state-of-the-art gym and fitness studios for classes, café, shower facilities, as well as secure bike storage and repair space with a drying room for its 600 + occupants.
A double storey entrance and reception provides break-out space for working and a café for tenants and visitors to eat, drink and meet. The investment has also dramatically improved the sustainability of the building moving it from an Energy Performance Certificate (EPC) E to B, helping the environment and tenants amenity.
The next phase is a 69 desk, 5,666 sq ft studio which will include meeting rooms, break out workspace and kitchenette facilities.
Richard Brooks, investment manager at CEG, said: “69 Park Lane is now firmly on the map as the premier business location in Croydon. The investment has transformed the building, delivering modern workspace and a wealth of facilities for our tenants.
“This destination offers a vibrant, thriving and healthy place to work, improving productivity and helping occupants to attract and retain the best staff. ”
With easy-in, easy-out flexible leases and the ability to grow and contract on-site, CEG’s innovative approach to leasing delivers more flexibility and can even provide for tenant fit outs, reducing the occupier’s capital spend. The company’s Core and Flex model allows a business to expand and contract within the space, helping to manage uncertainty, grow, seasonal and project demand.
As well as a great location close to additional amenities, businesses will be part of a thriving business community and have access to contemporary break-out space and dedicated meeting rooms.
An on-site Life team is also available to all tenants, dedicated to making occupier’s lives easier and healthier. The team, along with the Life app, help to create a more collaborative and productive environment, from arranging dry cleaning, organising events, bike maintenance or fitness classes, to helping with information about local shopping, offers and activity discounts.
69 Park Lane is home to insurance, investment and pension company, LV. 30,000 sq ft is available to let and Hanover Green and Bray Fox Smith have been appointed as agents to market the development.
Bonnie Stephensmith, Associate Director of Develop Croydon – a 70-plus-strong partnership promoting Croydon as a place to live, work and invest – said: “It’s fantastic to see the stunning refurbishment of 69 Park Lane by CEG, with their investment underlining their commitment to Croydon’s prospects post-pandemic.
“Croydon is perfectly positioned as a business base for companies of all shapes and sizes, with its exceptional links to central London, Gatwick Airport, the south coast and further afield. We can’t wait to welcome the companies that move into the new space available.”
