£6.5 million makeover of Jackson House in sale gets underway

CEG has secured planning permission and has now started work extending and refurbishing the prominent 128,003 sq ft Jackson House in the centre of Sale.

Offering the largest single floor plates of any office in South Manchester at almost 30,000 sq ft, the building will also undergo a rebrand emerging as M33. The planning applications were prepared by local firm, WSP Indigo, on behalf of CEG and include extending the building to create a contemporary, fully-glazed entrance double height reception with an external courtyard.

A new external terrace, café, cycle spa and electric car charging facility will be provided, alongside the internal refurbishment, as well as new window frames, glazing and three-feature ‘pop out’ windows giving the building a new striking look. The extensive redesign was delivered by ORMS and Garnett Netherwood architects.

Robert Morton, investment manager at CEG, explains: “This multimillion-pound refurbishment, extension and rebrand have been designed with our business customers in mind. Not only will it create a striking building at the heart of Sale, but we will be able to offer headquarter quality space alongside studios for small and growing companies.

“By incorporating a new café and deli with atrium seating, meeting rooms for hire and a variety of innovative break out spaces for working or informal meetings, we expect a high level of interest from businesses seeking high quality space in South Manchester.”

The building is walking distance from Sale railway station, the tram link and shops and facilities on the high street and just minutes’ drive from the M60 and Manchester airport. It benefits from extensive on-site car parking, and a cycle space with showers and secure bike lockers.

Currently home to IBM, Sesame Banking Group, Ralli Solicitors, Reassured and AA Projects, Canning O’Neill and Savills have been appointed as letting agents to market the new-look space.

Conrad O’Neill, Director, Canning O’Neill, said: “We are really excited to be involved with the repositioning of Jackson House. Following these works, M33 will become the market-leading office building in Sale and will extend its’ appeal across South Manchester.”

Richard Lowe, Director at Savills, said: “M33 will provide accommodation from 874sq ft to full floors of 29,000 sq ft which is the largest available floor plate in South Manchester. The wide range of available suite sizes will appeal to a large cross section of occupiers seeking high quality accommodation across South Manchester.”
