CEG secures four new tenants at Bristol’s The Quorum
Four new tenants have been welcomed to The Quorum in Bristol and two further occupants have exchanged on deals in what is believed to be a record number of lettings for a single office development in the city.
DWCC Ltd is taking 4,022 sq ft and NM Perris 1,474 sq ft with two further deals exchanged on 7,500 sq ft.
Kallidus and C2FO have both taken advantage of CEG’s Let Ready concept which offers a fully-furnished, ready cabled flexible studio solution.
Kallidus has moved into 2,538 sq ft at Let Ready Go and American firm C2FO is taking 4,028 sq ft on Let Ready Custom which provides a bespoke fit out with no capital outlay just a set monthly fee, yet still enabling the company to influence the design of its UK headquarters.
Patrick Cannon, Chief Operating Officer of Kallidus said: “The Quorum appealed because it provided the opportunity to relocate our Bristol-based team straight away. There were no up-front costs for the fit out and the design of the space is fantastic. It really matches our company’s culture and core values with a contemporary feel for a fast-growing technology business.
“The Bristol team love the location as it is so central and, thankfully it is spacious so we have been able to adapt easily to the new social distancing requirements. With a young team, most found working from home challenging and we are delighted to be back in a safe and inspiring working environment. Our business growth will continue and we know that the Quorum can accommodate our expansion, with the flexible terms an added bonus.”
Theresa White, head of workspace at CEG, said: “Let Ready has been a phenomenal success at the Quorum. We completed our first 4,000 sq ft deal within weeks of the launch last year and are now 91% full. Let Ready studios can be delivered for any type or size of business on flexible, all-inclusive terms.
“Let Ready Go is perfect for start-ups and growing businesses wanting immediate occupation. Let Ready Custom delivers bespoke workspace and Let Ready Complete offers an comprehensive all-inclusive service from COVID secure cleaning to maintenance, data, green energy and utilities management benefiting from CEG’s national buying power. We also ensure the business up to speed with all fire and other legislation taking any worry away from managing premises.”
Grow-working space at its best, the individual studios offer companies the opportunity to be part of a wider thriving business community. Each studio comes fully equipped with internet ready workstations, beautifully furnished break-out space, modern kitchens and their own dedicated meeting rooms. There’s an emphasis on community, with CEG’s own on-site management team delivering a programme of business and leisure events and access to all the amenity of the wider building.
At the Quorum there is also the opportunity to expand into larger corporate workspace, joining the likes of Lichfields, Comera and Arcadia at the prominent development.
Well located, opposite Cabot Circus on the city’s inner ring road, the six-storey office development offers a mix of corporate, small and scale-up business space, gym studio, landscaped courtyard and cycle, changing and shower facilities for all customers.
Richard Brooks, investment manager at CEG, said: “This year has been a turbulent time for business and at the Quorum we’ve adapted to offer traditional leases as well as our Let Ready studio range. It has been hugely successful as it helps businesses react quickly to these unpredictable times by offering flexible lease terms.
“As a long term investment and management company, we have also been able to offer a unique Core and Flex model which allows a business to expand and contract within the space. This helps to manage company growth and additional projects, as well as seasonal demand and the effects that social distancing will have on their office requirements.
“It also helps that we have four office developments within the city centre and out of town so we can meet any businesses’ needs.”
CEG has one of the largest office development pipelines in Bristol, offering some 400,000 sq ft in its city centre and out of town portfolio.
