The property was acquired in 2003 from the U.S. based engineering company, Dana for 8m. It was bought unconditionally, entailed a complete liability transfer and without recourse to 3rd party finance. The site comprises 23 hectares of land (56 acres) almost 60% of which was historically used for industrial purposes. It lies approximately 6km north west of Leeds City Centre. The River Aire runs through the centre of the site with the Airedale train line running adjacent to it. There is detailed consent for the construction of a railway station adjacent to the site which has confirmed funding from the DfT as part of the Leeds Rail Growth Package.
In July 2007, a 10 year outline consent was secured for 1.5m sq ft of residential, offices and leisure uses on the main site. This will comprise 1,000 residential family homes and apartments, 300,000 sq ft of B1 offices, 120,000 sq ft of leisure space and 16,000 sq ft of retail space.
